Property Types Hi-Rise / Luxury: Hunter’s Point South Commons

Monadnock Construction completed Hunters Point South Commons and Hunters Point South Crossing in 2015. At over 900,000 square feet, together these buildings make up the largest affordable housing project in New York City in decades and are the first piece of an exciting new neighborhood on the Queens waterfront. 100% of the 925 apartments in both buildings are affordable to low-, moderate-, and middle-income families. In 2016, the buildings won a Urban Land Institute NY Award for Excellence in Housing Development while New York Magazine wrote that the project should become “the new gold standard for affordable housing”.

The two buildings were developed by a joint-venture of Related Companies, the Phipps Houses Group and Monadnock Development. Constructed of reinforced concrete with hybrid window-wall facades, the buildings rise 37 and 32 stories, respectively. In addition to the apartments, the buildings also include a host of amenities including rooftop terraces and party rooms, a rooftop farm, gyms, and kids play rooms. Other uses include more than 17,000 square feet of retail space and a 60,000 square foot parking garage.
